Buying your first home is one of the biggest financial steps you’ll ever take — and while you might have your down payment saved, many first-time buyers in the Greater Toronto Area (GTA) are surprised by the additional costs that come with closing. Between legal fees, taxes, insurance, and adjustments, these “hidden” costs can easily total 3–5% of the purchase price.

If you’re house-hunting in Mississauga, Brampton, Toronto, or Oakville, understanding what to expect — and which rebates are available — will help you budget smarter and reduce last-minute surprises. This playbook breaks down the essentials so you can move from browsing to buying with clarity and confidence.


What Exactly Are Closing Costs?

Closing costs are one-time expenses you pay when the property changes ownership. They’re separate from your mortgage and include both mandatory and optional fees.

Typical GTA closing costs fall into four main categories:

1️⃣ Legal Fees and Disbursements
 Your lawyer or notary ensures title transfer, mortgage registration, and adjustments are handled properly.

  • Average Range: $1,500–$2,500
  • Includes: title search, registration fees, and communication with your lender
     

2️⃣ Land Transfer Tax (LTT)
 This is often the biggest closing expense — and Toronto buyers face two versions of it.

  • Ontario LTT: Applies to all properties in the province
  • Toronto Municipal LTT: Applies to homes within Toronto city limits
     First-time buyers can claim rebates for both (details below).
     

3️⃣ Title Insurance
 Protects against hidden ownership issues, fraud, or survey errors.

  • Average Cost: $300–$500
     

4️⃣ Adjustments and Prepaid Costs
 These cover prepaid property taxes, utilities, or condo fees reimbursed to the seller.

  • Average: $500–$1,000 depending on timing and property type
     

First-Time Buyer Rebates & Incentives

There’s good news — the GTA offers several programs to lighten the financial load for first-time buyers.

Ontario Land Transfer Tax Refund

  • First-time buyers can receive up to $4,000 off the Ontario LTT.
  • Applies if you (and your spouse) have never owned property anywhere in the world.
     

Toronto Land Transfer Tax Rebate

  • For properties within Toronto, you can get up to $4,475 back on the municipal LTT.
  • Can be combined with the Ontario rebate for total savings of $8,475.
     

RRSP Home Buyers’ Plan (HBP)

Withdraw up to $60,000 (combined for couples) from your RRSP tax-free to use as a down payment.
 You have up to 15 years to repay it, interest-free.

First Home Savings Account (FHSA)

A newer addition — lets you contribute up to $8,000 per year (to a lifetime max of $40,000) and deduct contributions from taxable income. Withdrawals for a qualifying home purchase are also tax-free.
